Common Area Maintenance is a separate charge levied by landlords or operators for corridor upkeep, lobby maintenance, security, and building services. In Mumbai conventional offices, CAM adds 20 to 40 percent to the headline rent. Managed offices typically bundle it in the all-in rate.

How do you verify there is no mid-term hike?

We review the operator's standard lease or service agreement for escalation clauses, CAM levies, and addendum structures before a space reaches our shortlist. If escalation is uncapped or undisclosed, the space is not listed.

Does this apply to private offices as well as managed?
